A real estate broker is an entrepreneur who professionally collects, analyzes and distributes information about buyers and sellers of houses, apartments and plots. Through the sales process, he has the right to a commission from one or both sides of the transaction (depending on who he represents). The profession of an agent belongs to the so-called regulated professions, and its details are defined in the Law on Real Estate Management.

In Ukraine, a person running a business can be an intermediary.Real estate agent 1

Details of cooperation with a realtor are specified in the brokerage contract. An agreement with a real estate agent requires a written or electronic form under penalty of invalidity. At the same time, the intermediary must have liability insurance against third parties covering his activities. A copy of the insurance document valid on the date of conclusion of the brokerage contract is attached to this contract.

A client using the services of a real estate agent has the right to count on individual service, high communication skills, involvement in work on the order, provision of information that may affect the transaction, cooperation from the moment of accepting the order to handing over the keys to the real estate,

How much does a real estate agent earn?

The real estate agent's commission is recorded in a document called a real estate brokerage contract.

In the market, this value ranges from 1.5% to 4% (calculated from the transaction price according to the notarial deed), depending on the type of order and the type of real estate being sold. The moment of payment (as a rule, this is a preliminary agreement) is also described in this document.

Its exact amount should be determined before the start of cooperation with the real estate office. If you want to combine deals with each other (for example, sell real estate to buy another - you can count on lower rates than for a regular order on the market).

A higher commission is charged when the broker sells expensive real estate or when the operation requires a lot of effort and work (for example, complex inheritance cases, exclusive houses for sale that require long-term marketing and advertising by specialists). You will find detailed information on this topic in our article: Commission of a real estate agent.

How to work with a real estate agency?

First of all, get opinions and look for people with recommendations. The profession of a real estate agent is a very troublesome profession, so it is better to make an appointment in advance and warn what kind of deal you would like to make.

This is especially important when you are looking for real estate that is rarely found on the market, or when you are looking for, for example, cheap apartments for rent (most of the offered portals are outdated, and it is difficult to find an apartment that is immediately visible).

If you want to sell real estate, prepare the necessary documents related to the upcoming agreement. "Novalad" real estate in Chernihiv.Real estate agent 2

Most often needed:

The basis of the purchase (the document on the basis of which you are the owner), documents confirming the absence of arrears of rent and administrative fees, a document confirming the absence of people registered in the property instead of a certificate that the owner has signed out. Documents confirming payment of real estate tax. As in the case of buyer cooperation, cooperation should begin with the signing of a document (brokerage agreement) regulating the scope of duties and the time of their performance by the broker.

Cooperation with an agency - what should you pay attention to?

When deciding to cooperate with an agent, choose experienced offices that have been working on the market for years - preferably on the basis of recommendations and recommendations. An experienced broker very often has a large base of regular clients in the company and great marketing, thanks to which he is able to quickly conduct a transaction with reliable clients. The size of the company and the number of agents working in it are practically irrelevant now. Moreover, small offices provide you with what most interests clients, that is, individual service at the level. Secondly, pay attention to the structure of the brokerage agreement, and more precisely: how much is the broker's commission? (there is a big disproportion in the market - for a specific real estate, the difference can reach 2%). What is the term of the contract? Is the contract exclusive or open? Are you threatened with financial sanctions or fines for breaking the contract?

Cooperation with the real estate agency - truths and myths.

I will sell the apartment myself - because I don't need to pay a commission. False. The final price of the sold object depends primarily on the motivation used by the seller in the transaction and on how it will be presented to potential customers.

A person selling real estate privately usually follows similar ads from the area that are published by a real estate portal, but at the same time lowers the price more than 10% during negotiations (although the broker could sell his offer more expensive, even taking into account his commission). In modern real estate marketing, there are many ways to present the offer attractively (Elite real estate - villa for sale), starting from the area, through the building and its interior).

Moreover

An experienced broker, having familiarized himself with the property in detail, can not only estimate how much it will be sold for, but also indicate which elements a potential client will pay attention to. This allows him to prepare the property in detail before advertising it on the Internet. He also knows which real estate portals will be the most effective for promoting an apartment in the network.

For the client, this is an additional benefit, because he does not need to pay for it additional money, which he has to spend if he ordered a third-party company engaged in interior decoration.

0% commissions - the buyer does not pay a commission.

Offers without brokerage commission. This is one of the biggest distortions in the industry. In offers with 0% commission from the buyer, the commission is usually added to the price of the apartment, so the buyer still pays it. In fact, such offers are more expensive, since the buyer also bears higher notary expenses in addition to the higher price of the transaction. It is easy enough to see how deceptive this mechanism is - just order a real estate search from such a company - you will be informed that a commission is charged for the purchase of an apartment/house and its search.

Developers' apartments are cheaper than on the secondary market from agencies.

False It was several years ago. Along with the increase in demand for apartments, prices for apartments in the primary real estate in Chernihiv on the market exceeded the prices of apartments on the secondary market. Both studios and two-room apartments are significantly more expensive than their counterparts on the secondary market. It seems that the apartments are cheaper (without brokerage commissions, tax on civil law operations and lower notary commissions), but if you add the cost of decoration, furnishings and furniture to the transaction price, you get a completely different price.

Moreover, it is easier to lose on apartments from the primary market, having chosen an unsuccessful offer, so it is worth taking a closer look at the location and the investment project. An important issue in the analysis of apartments of the primary market is also the examination of the local spatial development plan.

An exclusive deal is unprofitable for the seller.

Truth and lies. The very idea of an exclusive offer is normal, since it gives the broker the greatest freedom of action, and the offers advanced in this model are sold more expensively. With exclusive offers, the broker is more involved in marketing, presentations, negotiations and determination of the final price than in the case of the offered, without needing to be duplicated several times on portals (unfortunately, often with completely different photos, prices and street names). However, closed contracts (i.e. concluded, for example, in hours) are considered a problem, for the termination of which the seller receives sanctions. In this case, the seller risks being associated with only one company.

To sum up

If you want to sell your property through a good broker for a good price, exclusivity is fine if it is clearly defined and specified in the contract.

At the same time, this is the most comfortable and convenient model of cooperation with a real estate agency - especially if you hand over the keys to the real estate to the company for organizing all meetings with clients.

Now many agencies offer comprehensive services (from buying and selling to rental management), so their services are often used by entrepreneurs and people working abroad.

Because of agencies, they don't buy apartments, because it's cheaper.

False The main reason why clients turn to real estate agencies is the desire to purchase an apartment safely and save time (clients prefer to outsource their services to third-party companies). In fact, almost every person expects to pay 2% commissions when preparing for a real estate transaction in a big city.
